OUR ACCESS STATEMENT FOLLOWS THE TERMS AND CONDITIONS

TERMS AND CONDITIONS

PAYMENT
A deposit of £150 is required at the time of booking. .

The balance must be paid 6 weeks prior to your arrival. If the booking is made less than 8 weeks prior to the commencement of your holiday, the full rental must be made on booking.

CANCELLATIONS
In the event of cancellation the £150 deposit is non refundable.

In the event of cancellation within 6 weeks of the commencement of your holiday the full payment is non refundable.

If the accommodation is re let a partial refund may be made at the discretion of the owners.

If, due to circumstances beyond their control, the holiday is cancelled by the owners all monies paid will be refunded.

We recommend that you consider holiday insurance.


OCCUPANCY
The Lodges may only be occupied by the number of people indicated on the booking form including the person named. Any changes must be notified to and agreed by the owners before your arrival. The number of guests must not exceed the maximum occupancy rate of the Lodge. Visitors are welcome but must not stay overnight. We do not accept single sex groups of 3 or more except by prior arrangement. Please call to discuss. We do not accept hen or stag parties except by prior arrangement.

We ask that guests are considerate and do not cause excessive noise or other nuisance which may spoil the enjoyment of other guests. If guests cause any disturbance we will ask them to desist. If they cause further nuisance we reserve the right to cancel the remainder of their stay without reimbursment.

PRICES
All prices include bed linen, towels, electricity, TV, DVD player, Freeview box and CD/Radio.

ARRIVAL/DEPARTURE
The Lodges may be occupied from 4.00 p.m. on day of arrival. Lodges must be vacated by 10.00 a.m. on day of departure. Please let us know if you will be arriving after 6.00 p.m.

DAMAGE
Guests agree to use the Lodges with care to leave them in the same condition as on arrival. Each Lodge has a vacuum cleaner, brush, mop and bucket and basic cleaning materials. While we appreciate you are on holiday we would ask all guests to treat the property and contents with respect. Please remember that other guests will follow you. All breakages or damages occurring during your stay must be notified to the owners. Guests are responsible for the cost of repair or replacement which must be settled before departure. Please note candles are not allowed except on a birthday/celebration cake.

CAR PARKING
Car parking is available in designated areas only. No responsibility for any damage, loss or theft of or from a vehicle can be accepted.

GUESTS BELONGINGS
No responsibility can be accepted for any loss or damage to personal effects.

CHANGES TO BOOKING
In order to ensure the smooth running of Blackthorn Gate, we reserve the right to move a booking into a different Lodge. If we need to make a move from a small Lodge to a large Lodge there would be no extra charge made. We would always try to inform guests of any changes before their arrival.

EXTRAS
Cot,high chair and child gate are available. A toilet frame, shower seat and loop system for those wearing hearing aids are also available. These must be reserved at the time of booking and are allocated on a first come first served basis.

FACILITIES
There may be occasions when certain facilities are not available due to circumstances beyond our control eg when we have not been able to replace faulty or broken items before the arrival of new guests. We would endeavour to remedy this at the earliest opportunity.

PETS
We do have Lodges, Chaffinch and Skylark, where guests may bringup to 2 well behaved dogs or cats. There is an extra charge of £20 per pet which should be added to the Rate when booking. Pets must be house trained and continent. Owners must ensure that pets do not chew or scratch any furniture or fittings. Pets are not allowed on any furniture or furnishings. With the exception of service dogs by prior arrangement, they are not allowed in the bedrooms. As the Lodges are open plan cats must kept contained at night. Dogs must sleep in a dog cage(we have some available or you may prefer to bring your own) or they must sleep in the drying room and a dog gate used (dog gate is provided). Guests agree to clean up any mess made inside the Lodge by their pets (eg dirty footprints). Bedding and towels are not provided. Pets must not be left alone in the Lodge. Any fouling must be cleared. Please do not allow any of the farm dogs or cats to enter the Lodge.
A copy of these conditions will be sent on booking or on request and is also in the information folder inside the Lodges.

SMOKING
Smoking is not permitted in any of the Lodges or buildings around the Farm. Smoking is permitted outside but please do not smoke near storage areas for straw and hay and please take any cigarette ends and matches back to your lodge for proper disposal.

SAFETY
Blackthorn Gate Lodges are located on a working farm and guests must not climb on or interfere with any machinery. There are 3 fishing lakes and 5 wildlife ponds which are unfenced and care should be taken around them. Children must be supervised at all times.

MISC.
We reserve the right to refuse to accept any booking.

We reserve the right to enter the Lodges at any time if we feel it is necessary.

We reserve the right to enter the Lodges to allow for maintenance or inspection (eg our annual quality inspection). In these instances we would try to inform the guests prior to the visit.


ACCESS STATEMENT

INTRODUCTION
Blackthorn Gate comprises four luxury self catering wooden Lodges set in open farmland on the edge of the North Yorkshire Moors. Guests can fish on our private ponds, walk on public and private paths and enjoy watching the birds and other wildlife around the farm.

PRE ARRIVAL INFORMATION
Potential guest contact us by phone, email or post. In each case we can discuss what they need. We give information about the Lodges, rates for the dates requested and what is included in the price. We have a lot of information on our web site www.blackthorngate.co.uk which is available at all times. If people need directions we can help them. We can send out a brochure and any additional information requested e.g. fishing rules. If we cannot answer a question at the time we offer to make some enquiries and contact again at a later date. Bookings and payment can be made via our web site or over the phone. If we are contacted by post we would answer any queries by return. Payment by cheque is accepted. We send out a confirmation as soon as payment is received which includes details of dates booked, when balance is due and what is included in the price, e.g. bedding and towels. We also give a mobile phone number to ring if information is needed en route and ask that guests stop at the house on arrival. Reminders about balance payments are sent out if not received by due date.

ARRIVAL AND CAR PARKING
We do not have a reception area so guests are greeted at our home and we show them to their accommodation. We look out for guests so that they do not have to get out of their cars. There are parking facilities next to each Lodge. Extra parking areas are available for parties with more than one car. The road surface is rolled road planings.

ON SITE
There are steps with a handrail and a ramp to the front door of each Lodge. All doorways are at least regulation width to accommodate wheelchairs except the doors to the sauna which are narrower. If guests have mobility or visual problems we will offer any assistance they require. Guests are taken into their Lodge and shown where to find things and how to use the sauna. The keys are then handed over. We take a little time to talk about the guests and their interests and if there is any extra information they need. We tell them about the farm and the animals they are likely to see. There is a map of the farm in each Lodge. The Lodges are part of a working farm so although guests are encouraged to explore the farmland, there are areas which are not accessible to wheelchair users. We can help to identify those areas which are accessible. There are also areas where, because of planting schemes, they are not allowed to roam.
We explain to guests where they can find the laundry, the games room and, if they require access to locked areas e.g. fishing and bike stores, we give them the relevant key.
We have produced a file which has a lot of information which guests may find useful.

FUTURE PLANS
We are planning to work on the landscaping around the Lodges.
We are looking at ways to provide potential guests with information in different formats.
We have some Tourist Information brochures but we will be contacting venues direct for other leaflets etc and contacting Theatres/Leisure Centres for details of their future programmes.
We are asking guests for feedback on what we can do to improve the whole experience of staying with us.

Our aim is to provide quality, pleasant and comfortable accommodation. We endeavor to ensure that our guests enjoy the whole experience of a stay at Blackthorn Gate.
