TERMS AND CONDITIONS

PAYMENT
A deposit of 150 is required at the time of booking. .

The balance must be paid 6 weeks prior to your arrival. If the booking is made less than 8 weeks prior to the commencement of your holiday, the full rental must be made on booking.

CANCELLATIONS
In the event of cancellation the 150 deposit is non refundable.

In the event of cancellation within 6 weeks of the commencement of your holiday the full payment is non refundable.

If the accommodation is re let a partial refund may be made at the discretion of the owners.

If, due to circumstances beyond their control, the holiday is cancelled by the owners all monies paid will be refunded. The hirer shall have no further claim against the owner.

We recommend that you consider holiday insurance.


OCCUPANCY
The Lodges may only be occupied by the number of people indicated on the booking form. The person named on the form must be over 21 and remain with the party for the duration of the stay. Any changes must be notified to and agreed by the owners before your arrival. The number of guests must not exceed the maximum occupancy rate of the Lodge. Visitors are welcome but must not stay overnight. We do not accept single sex groups of 3 or more except by prior arrangement. Please call to discuss. We do not accept hen or stag parties except by prior arrangement.

We ask that guests are considerate and do not cause excessive noise or other nuisance which may spoil the enjoyment of other guests. If guests cause any disturbance we will ask them to desist. If they cause further nuisance we reserve the right to cancel the remainder of their stay without reimbursment.

LODGES
Curlew and Chaffinch sleep 4. Skylark and Lapwing sleep 5 plus a 6th person can be accommodated on an inflatable bed. Please contact for more details.

PRICES
All prices include bed linen, towels, tea towels, electricity, TV, DVD player, Freeview box and CD/Radio. We provide ecover hand wash, a toilet roll in each bathroom/en suite, a kitchen towel roll, dish cloth, pan scrub, washing up liquid and dishwasher tablets. The rate shown on the website is for the Lodge only, there is a separate charge for the hot tubs, see below.

HOT TUBS
Each Lodge has it's own Hot Tub. There is an extra charge Of 80 per week or 50 per short break if you wish to use it. We also require a 50 damage deposit which will be returned at the end of the stay provided the hot tub is not damaged and does not need a special clean (eg if someone wearing body makeup or false tan does not remove it before using the hot tub it can discolour the water and leave marks which need to be cleaned using a special cleaning product so the deposit will not be returned).

ARRIVAL/DEPARTURE
The Lodges may be occupied from 4.00 p.m. on day of arrival. Lodges must be vacated by 10.00 a.m. on day of departure. Please let us know if you will be arriving after 6.00 p.m.

DAMAGE
Guests agree to use the Lodges with care to leave them in the same condition as on arrival. Each Lodge has a vacuum cleaner, brush, mop and bucket and basic cleaning materials. While we appreciate you are on holiday we would ask all guests to treat the property and contents with respect. Please remember that other guests will follow you. All breakages or damages occurring during your stay must be notified to the owners. Guests are responsible for the cost of repair or replacement which must be settled before departure. Please note candles are not allowed except on a birthday/celebration cake.

COMPLAINTS
Any complaints should be made to the owners immediately so that they can be investigated and remedial action taken. Requests for compensation will not be considered after the holiday.

CAR PARKING
Car parking is available in designated areas only. No responsibility for any damage, loss or theft of or from a vehicle can be accepted.

GUESTS BELONGINGS
No responsibility can be accepted for any loss or damage to personal effects.

CHANGES TO BOOKING
In order to ensure the smooth running of Blackthorn Gate, we reserve the right to move a booking into a different Lodge. If we need to make a move from a small Lodge to a large Lodge there would be no extra charge made. We would always try to inform guests of any changes before their arrival.

WiFi
There is wifi, a code is required which is in the front of the Guest Information File. The connection is quite slow, e.g. you would not be able to download films but it is fine for emails and browsing the internet. However, if you have Apple devices you may experience difficulty in getting a connection.

EXTRAS
A travel cot and high chair are available. A toilet frame, shower seat plus a stand to assist the transfer from a wheelchair into an ordinary chair are available. Plus a loop system for those wearing hearing aids. These must be reserved at the time of booking and are allocated on a first come first served basis.

FACILITIES
There may be occasions when certain facilities are not available eg when we have not been able to replace faulty or broken items before the arrival of new guests. We would endeavour to remedy this at the earliest opportunity. We accept no liability for events outside of our control eg power cuts, droughts, or for loss or injury to persons or property whilst on the premises.

PETS
We do welcome up to 2 well behaved dogs or cats. There is an extra charge of 20 per pet which should be added to the Rate when booking. Pets must be house trained and continent. Owners must ensure that pets do not chew or scratch any furniture or fittings. Pets are not allowed on any furniture or furnishings. With the exception of service dogs by prior arrangement, they are not allowed in the bedrooms. As the Lodges are open plan cats must kept contained at night. Dogs must sleep in a dog cage(we have some available or you may prefer to bring your own) or they must sleep in the drying room and a dog gate used (dog gate is provided). Guests agree to clean up any mess made inside the Lodge by their pets (eg dirty footprints). Bedding and towels are not provided. Pets must not be left alone in the Lodge. Any fouling must be cleared. Pets must be kept under control at all times and must not be left alone under any circumstances.

Please be aware that there is livestock on the property and on surrounding farms and farmers are within their rights to shoot dogs which they see worrying their stock.

A copy of these conditions will be sent on booking or on request and is also in the information folder inside the Lodges.

SMOKING
Smoking is not permitted in any of the Lodges, hot tubs, verandas and surrounding area or buildings around the Farm. Smoking is permitted outside but please do not smoke near storage areas for straw and hay and please take any cigarette ends and matches back to your lodge for proper disposal.

SAFETY
Blackthorn Gate Lodges are located on a working farm and guests must not climb on or interfere with any machinery. There are 3 fishing lakes and 5 wildlife ponds which are unfenced and care should be taken around them. Children must be supervised at all times.

MISC.
We reserve the right to refuse to accept any booking.

We reserve the right to enter the Lodges at any time if we feel it is necessary.

We reserve the right to enter the Lodges to allow for maintenance or inspection (eg our annual quality inspection). In these instances we would try to inform the guests prior to the visit.


HOT TUB TERMS AND CONDITIONS OF USE

SAFETY ADVICE

To ensure the safe and enjoyable use of your hot tub we ask that you read through and adhere to the rules of this safety document.

You should not use the hot tub alone. Take care when entering and leaving the hot tub. Take care on the steps especially when leaving the tub as water can make them slippery and leg muscles may be relaxed enough to make you unsteady.

Children under 4 and anyone who is not able to keep their face out of the water when sitting must not use the hot tub. Children should not be allowed to use the hot tub unsupervised.

Shower with soap and water before using the hot tub to remove any deodorant, lotions, creams etc which reduce the effectiveness of the sanitiser.

Fake tan must be removed as this reacts with the chemicals in the tub and can colour the water and mark the liner.

It is recommended that bathers limit their time in the tub to 15 20 minutes at a time.

Bathers must not exceed the maximum number permitted in the tub ie. 6 in Skylark and Lapwing and 5 in Curlew and Chaffinch.

Never use glass near or in the hot tub as broken glass is difficult to see in the water and can cause serious injury to users.

Do not eat food or smoke in the hot tub

Do not use any electrical appliances near or in the hot tub.

Make sure your feet are clean and do not have any mud, grit etc to contaminate the water.

Do not jump into the tub or play ball games.

Do not sit, stand or lie on the lid of the hot tub and ensure it is securely in place when the tub is not in use.

If any fault or damage occurs with the hot tub please contact the owners at the earliest convenient moment.

HEALTH ADVICE

During pregnancy soaking in a hot tub can cause problems, you should contact your doctor for advice to ensure it is safe to use.

Persons with heart disease, diabetes, low or high blood pressure, subject to fits, are taking drugs affecting the cardiovascular or nervous systems or have any medical condition not already mentioned should not use the hot tub without prior consultation with their doctor.

People with skin, ear, genital or other body infections, open sores or wounds must not use the hot tub.

Never use the hot tub while using any drugs which may cause sleepiness, drowsiness or raise/lower your blood pressure.

Do not immerse your head in the hot tub water. This increases the risk of infection and can heighten the dangers of drowning due to suction below the waterline.

No incontinent person may use the hot tub either with or without waterproof pants.

Avoid using the hot tub immediately after a heavy meal or after exercising as the water temperature can affect the heart rate.

Do not drink alcohol whilst in the tub as the heat of the water speeds up the effects of alcohol and can cause sleepiness and dizziness.

If any allergic reaction occurs leave the hot tub immediately and rinse off in the shower. If the reaction persists contact a doctor or A&E. See the Guest File for directions

ACCESS STATEMENT

INTRODUCTION
Blackthorn Gate comprises four luxury self catering wooden Lodges set in open farmland on the edge of the North Yorkshire Moors. Guests can fish on our private ponds, walk on public and private paths and enjoy watching the birds and other wildlife around the farm.

PRE ARRIVAL INFORMATION
Potential guest contact us by phone, email or post. In each case we can discuss what they need. We give information about the Lodges, rates for the dates requested and what is included in the price. We have a lot of information on our web site www.blackthorngate.co.uk which is available at all times. If people need directions we can help them. We can send out a brochure and any additional information requested e.g. fishing rules. If we cannot answer a question at the time we offer to make some enquiries and contact again at a later date. Bookings and payment can be made via our web site or over the phone. If we are contacted by post we would answer any queries by return. Payment by cheque is accepted. We send out a confirmation as soon as payment is received which includes details of dates booked, when balance is due and what is included in the price, e.g. bedding and towels. We also give a mobile phone number to ring if information is needed en route and ask that guests stop at the house on arrival. Reminders about balance payments are sent out if not received by due date.

ARRIVAL AND CAR PARKING
We do not have a reception area so guests are greeted at our home and we show them to their accommodation. We look out for guests so that they do not have to get out of their cars. There are parking facilities next to each Lodge. Extra parking areas are available for parties with more than one car. The road surface is rolled road planings.

ON SITE
There are steps with a handrail and a ramp to the front door of each Lodge. All doorways are at least regulation width to accommodate wheelchairs except the doors to the sauna which are narrower. If guests have mobility or visual problems we will offer any assistance they require. Guests are taken into their Lodge and shown where to find things and how to use the sauna. The keys are then handed over. We take a little time to talk about the guests and their interests and if there is any extra information they need. We tell them about the farm and the animals they are likely to see. There is a map of the farm in each Lodge. The Lodges are part of a working farm so although guests are encouraged to explore the farmland, there are areas which are not accessible to wheelchair users. We can help to identify those areas which are accessible. There are also areas where, because of planting schemes, they are not allowed to roam.
We explain to guests where they can find the laundry, the games room and, if they require access to locked areas e.g. fishing and bike stores, we give them the relevant key.
We have produced a file which has a lot of information which guests may find useful.

FUTURE PLANS
We are working on the landscaping around the Lodges.
We are looking at ways to provide potential guests with information in different formats.
We have some Tourist Information brochures but we will be contacting venues direct for other leaflets etc and contacting Theatres/Leisure Centres for details of their future programmes.
We are asking guests for feedback on what we can do to improve the whole experience of staying with us.

Our aim is to provide quality, pleasant and comfortable accommodation. We endeavor to ensure that our guests enjoy the whole experience of a stay at Blackthorn Gate.
